Marketing Services 


  1. Create, manage and control all the marketing aspects of the property. 

  2. Provide a potential guest with any relevant information. 

  3. List the property with high quality marketing material on marketing channels including but not limited to AirBNB, VRBO, Rightmove, Zoopla, 

  4. Manage and negotiate all booking enquiries 


Management Services 


  1. Organise check in and key handover directly with the guest. 

  2. Viewings, negotiation, referencing, right to rent checks, deposit protection, creation of tenancy agreement. (subject to requirement)

  3. 24/7 guest support

  4. Manage check out 

  5. Manage services including but not limited to: professional cleaning, linen changes, toiletries. 

  6. Maintenance of the property within reason 


Client Fees 


  1. Onboarding: Photography, property inspection & valuation, marketing description, miscellaneous marketing material = £250.

  2. Pre or post tenancy cleaning fee. This fee relates only to the initial clean before letting starts and the final clean when letting ends (for example if you choose to use the property for your personal use). This does not apply to cleans between guest bookings which are covered by the guest. The fee will vary depending on the size and the condition of the Property. 

  3. Teddy Property will charge 20% +VAT on the net rent received (after Booking Platform fees) per confirmed bookings - (Teddy method). 


Payment Terms & Conditions 

  1. You will receive your net income within the first 14 working days of the month for any checkouts completed within the previous month. 



Schedule 2: General Conditions & Safety Regulations


1.1 Definitions

“Marketing Chanels” refers to platforms used for potential tenants and guests to enquire and book stays at the property, they include but are not limited to Airbnb,, Rightmove, Zoopla.

“Business Day” means a day other than a Saturday, Sunday or public holiday in England, when banks in London are open for business.

“Client” means the client as named in section 1 of this Agreement.

“Fee” means the fees payable to Teddy Property for the services set out within this agreement.

“Guest” means any individuals who stay the the property as booked within the scope of this agreement with regards to Short Stays.

“Teddy Method” means a mix of Short Stays and Short Term Tenancies blended together to achieve maximum market return.


2. Commencement and Term

2.1 The contract shall commence on the date that it has been signed and shall continue, unless terminated by either party with a minimum of two months notice, issued in writing or email.  If future guests have already made a booking and paid a deposit, the client must allow these bookings to complete, or they may be liable to pay the marketing channels cancellation fees.

3. Safety Regulations

3.1 The furniture and equipment within the Premises complies with the Furniture and Furnishings (Fire)(Safety) Regulations 1988 as amended in 1993.

3.2 The gas appliances comply with the Gas Safety (Installation and Use) Regulations 1998 and that a copy of the Safety Check Certificate will be given to the Tenant when signing this Agreement.

3.3 The electrical appliances at the Premises comply with the Electrical Equipment (Safety) Regulations 1994.

3.4 The Premises are compliant with The Smoke and Carbon Monoxide Alarm (England) Regulations 2015.
